Related Group May Redevelop Olympia Theater And Residential Units

The Related Group may redevelop the Olympia Theater at the Gusman Center for the Performing Arts in Downtown Miami and the buildings 80 residential units, according to Miami Today.

Located at 174 East Flagler Street in Downtown Miami, The Olympia Theater was built in 1926 and designed by John Eberson. After being purchased by Maurice Gusman in 1972, architect Morris Lapidus renovated the theater and the building was donated to the City of Miami. Restorations occurred between 1989 - 1995 on the building by RJ Heisenbottle Architects, with the offices converted in residential units.

The city has $3 million allocated for improvements to the building.

Phase 1 of a 4 part report of the Miami Marine Stadium conducted by R.J. Heisenbottle Architects stated that the stadium is intact and can be restored to its former glory. 

The abandoned stadium, which has been closed since Hurricane Andrew in 1992 could be used for over 50 events including power boat races, sailing regattas, hydroplane races, art festivals, concerts, TV shows, and aquatic shows choreographed with music and lights.

The probable cost of construction is $40,323,361, which is within the $45 million special obligation bonds.

Miami-Dade Commonwealth Building Looking To Add 10 More Floors

The Miami-Dade Commonwealth Building located at 139 NE 1st Street in Downtown Miami was sold for $9.2 million in November 2015. The 43,265 square foot 7 story building was purchased by Immocorp Capital and Wynwood with plans to restore the building. 

Originally built in 1925 at 17 stories, the Miami-Dade Commonwealth building was badly destroyed in a hurricane in 1926, which reduced the building down to 7 stories after restructuring. 

The developer, now under the name Dream Downtown Miami, wants to restore the façade of the building and add 10 stories for a total of 98,574 square feet that would include a rooftop pool.
