Associated Photo Buildings In Brickell Sell For $9M

Two Associated Photo buildings were recently sold to developer Carlos Mattos for $9 million, according to The Real Deal.

The two buildings are located at 19 and 42 SW 6th St. in Brickell near the edge of Miami River and are planned for future development. The two properties are near the under construction Brickell City Centre and across the street from where a 60 story condo-hotel is planned on the old Edge on Brickell site.

Carlos Mattos also owns the land where Tobacco Road used to be, which was demolished in November 2014.

City Of Miami Wants To Sell Miami Riverside Center

The City of Miami is working with CBRE to sell its administrative headquarters located next to the Miami River and I-95, according to the Miami Herald.  The building sits on 2 acres of land and is over 320,000 square feet which has potential for a "megaproject scale" as Curbed Miami describes.

Earlier this year, a 2.24 acre lot just North of the Miami Riverside Center site sold for $21 million by FP&L to Miami Bridge Lot Ventures. On the other side of the river is the Miami River project by Chetrit Group, which will be a megaproject with hotels, offices, retail and residential units that recently started demolition on the site. 

Any deal on the Miami Riverside Center for a land swap to build a new administrative center would require voter referendum. 

Building At 90 SW 8th St. Still For Sale

A 45,000 square foot office building is still up for sale after originally being listed by Marcus & Millichap last year for $35 million. The building is now being listed by Fortune International Realty for $32.8 million, according to The Real Deal. 

Next to the property Solitair Brickell is currently under construction and Brickell City Centre is across the street.

Conrad Miami Hotel Listed For Sale

The Conrad Miami Hotel in the Espirito Santo Plaza is listed for sale, according to The Real Deal. 

The hotel includes 103 residential condos, retail and offices inside the hotel. The listing agent, CBRE, expects it to sell for over $100 million. 

The Espirito Santo building is also listed for sale in a separate transaction.

 

Edge on Brickell Site Sells For $18.3M

A site located next to the Miami River has sold for $18.3 million, according to SFBJ. The two lots located at 39 and 55 SW Miami Avenue Road at 13,979 square feet was the location of the proposed condo Edge on Brickell. 

Edge on Brickell was supposed to be 55 story residential condo with 127 units developed by Rafael Aragones. A sales center was built on the site and is still currently there.

The buyer of the land is Brickview 3114 LLC managed by Gerardo Vezquez.

The land next to the site is also still for sale.

CMC Group To Sell Lot In Brickell At 830 SE 1st Ave

A 0.8 acre lot in Brickell located at 830 SE 1st Ave is back on the market, according to The Real Deal. 

The site was purchased in July 2013 by Ugo Colombo's CMC Group along with partner Vladimir Doronin for $21.5 million. Colombo and Doronin are partnering on Brickell Flatiron condo. CMC Group sold land next to The Epic Hotel & Residences for $125 million in July of 2014.

The lot is being listed as 830 Brickell and is right next to SLS Lux, across the street from Brickell City Centre and just West of 800 Brickell, which just sold for $112 million.

800 Brickell Office Tower Sold For $112M

RREEF Property Trust has purchased the 800 Brickell office tower for $111.6 million, according to The Real Deal. The seller is Guggenheim Investments and Stiles Realty who purchased the property in 2004 for $33 million. 

The 209,122 square foot office is located in a prime location on the corner of Brickell Avenue and 8th Street across from the under construction Brickell City Centre. 

Built in 1981, the office tower was even featured in an episode of Miami Vice.
