Bids For Epic East Land Exceed $100 Million

Epic East Land For Sale on the Miami River

According to The Real Deal, bids for the land next to the Epic Hotel & Residences have exceeded $100 million.

The land is located at 300 Biscayne Blvd. Way and is on prime waterfront real estate. The Epic East land is on the site of the former hotel, DuPont Plaza and is about 1.25 acres.

The Transformation of West Brickell

For the past 8-10 years, Brickell has seen a major transformation with the addition of condos and offices, but it has only been recently that West Brickell is beginning to evolve with its neighbor on the other side of the metro rail tracks. 

Whereas Brickell Ave. is comprised of many high rises, West Brickell houses many affordable mid-rise apartments. Many people pay top dollar to live on Brickell Ave., but there are lower cost options in West Brickell without having to be too far from all the action. With Mary Brickell Village and the completion of Brickell City Centre in 2015, Brickell is and will continue to become a desirable place to live. 

Recently completed projects in West Brickell are City Heights, West Brickell View, Vista Grande, West Brickell Tower, Joe Moretti Development and the hotel Aloft Brickell. Projects that are currently under construction are Le Parc at Brickell, Homewood Suites Hotel, City Crossings, Broadstone Brickell Lofts, Brickell Ten and Brickell View Terrace. Projects that are being proposed are La Chanson Brickell and a very futuristic Walgreens.

Miami is under another construction boom and more projects will be announced, thus continuing the transformation of West Brickell.

What Are They Doing to the Old Northern Trust Building?

For the past two weeks workers have been changing the exterior of the old Northern Trust building on 701 Brickell Ave. 

The building was owned by Northern Trust until it was bought by Swire Properties for $64.1 million in July, 2013. Northern Trust moved their offices next door to 600 Brickell.

Swire has plans to turn the land into an 80 story mixed used building to be called One Brickell City Centre. This will be part of the second phase of construction for Swire, which is currently working on the first phase of Brickell City Centre and is expected to be completed by the end of 2015. 

Until the second phase of construction begins, Swire is using the old Northern Trust building as their sales offices with a sales center located on the ground floor of the building. 

As for what Swire is using the white fabric over the building for? Only time will tell.

Prime Waterfront Land For Sale - Waterside at Brickell

CBRE is marketing land for sale located at 99 SW 7th St. called Waterside at Brickell.

The site is in a prime location next to the Miami River and close proximity to Brickell City Centre and the Metromover. It is also next to the future site of Edge on Brickell, which is located on the old Big Fish Restaurant site.

The land for sale is being marketed as 1.62 acres with a maximum amount of 810 units, which has great potential for a developer to put a condominium.

The sales center for the SLS Lux Hotel and Residences Brickell is rapidly taking shape.

Located on the corner of South Miami Ave. and SE 9th St. across from the popular Mary Brickell Village, the sales center is in the process of finishing the landscape and the building. They should be open in the next few weeks.

In the front of the sales center is a Botero statue that was originally located in Bayfront Park and was just moved recently.

According to ExMiami, Miami Worldcenter is adding a 40 story tower to go along with it's mega mall in Downtown Miami. 

Recently city commissioners approved street closures for pedestrians only, which would include portions of Northeast Seventh and Ninth streets between Northeast Second and North Miami avenues. (This can be read here)

Bloomingdales' and Macy's are the planned retail tenants for the project.

Kar Properties Spends $33M for Miami River Site

Planned Development Sites

Site Purchased Last Year for $27.5M

According to the SFBJ, New York developers Kar Properties has purchased the land behind The Wind and Ivy condos for $33.1 million. 

Last year, Kar Properties spent $27.5 million on a site where the planned Cima Towers were supposed to go.

On the newly purchased land, Kar Properties has plans to build 1,426 units along with retail and offices, which will include a 800 ft tower.

No word when ground breaking will start.
