Ugo Columbo and Vladimir Doronin to Develop Lot East of SLS Brickell

Ugo Colombo has again teamed up with Russian Developer Vladimir Doronin and they have plans to develop the site at 30 SE 8th St. where a Chicken Kitchen is currently located.

According to Inhabit Miami, Doronin bought the land for $21.5 million in a bankruptcy auction in July 2013. Renzo Renzi, the developer who lost the land had plans for a condo called Beacon at Brickell. 

Colombo and Doronin just announced the Brickell Flatiron condo recently and are expected to release plans for the new site in the near future.

Flagstone Receives Approval to Develop Watson Island

The Miami Herald reports that Miami commissioners have voted for developer Flagstone to begin work on Island Gardens located on Watson Island. 

Island Gardens is to include condos, retail, restaurants and a mega yacht marina, but this project has been stalled since 2001 for various reasons. 

Last year, Flagstone partnered with Related Group with a bigger project than originally planned, but Related pulled out of the deal two months later. 

The site is located on prime waterfront land with the best views of the city. Residents feel that this project will congest the MacArthur Causeway and cause more delays.

Flagstone has until June 2 to break ground or Miami commissioners will consider abandoning the deal altogether.

Bids For Epic East Land Exceed $100 Million

According to The Real Deal, bids for the land next to the Epic Hotel & Residences have exceeded $100 million.

The land is located at 300 Biscayne Blvd. Way and is on prime waterfront real estate. The Epic East land is on the site of the former hotel, DuPont Plaza and is about 1.25 acres.

The Transformation of West Brickell

For the past 8-10 years, Brickell has seen a major transformation with the addition of condos and offices, but it has only been recently that West Brickell is beginning to evolve with its neighbor on the other side of the metro rail tracks. 

Whereas Brickell Ave. is comprised of many high rises, West Brickell houses many affordable mid-rise apartments. Many people pay top dollar to live on Brickell Ave., but there are lower cost options in West Brickell without having to be too far from all the action. With Mary Brickell Village and the completion of Brickell City Centre in 2015, Brickell is and will continue to become a desirable place to live. 

Recently completed projects in West Brickell are City Heights, West Brickell View, Vista Grande, West Brickell Tower, Joe Moretti Development and the hotel Aloft Brickell. Projects that are currently under construction are Le Parc at Brickell, Homewood Suites Hotel, City Crossings, Broadstone Brickell Lofts, Brickell Ten and Brickell View Terrace. Projects that are being proposed are La Chanson Brickell and a very futuristic Walgreens.

Miami is under another construction boom and more projects will be announced, thus continuing the transformation of West Brickell.

Abandoned Apartments Before it Was Broadstone Brickell Lofts

Before the construction of Broadstone Brickell Lofts in October 2013, the land that it occupied had several low rise apartments. 

The apartments sat empty for a few months where tenants left behind many items such as TV's, toys and furniture. The land was fenced before it was bought by Behringer Harvard in July 2013 for $21 million. 

They are now currently building the Broadstone Brickell Lofts in its place, which will be 8 stories and hold 421 units.

SkyRise Miami to Begin Work By June

exMiami reports that construction could begin on SkyRise Miami by June. However, a referendum still could take place in August and its fate could be left in the hands of voters.

exMiami states that, "FAA approval to build the tower up to a height of 990 feet above ground level will expire on June 12 if construction isn't underway by then."

What Are They Doing to the Old Northern Trust Building?

For the past two weeks workers have been changing the exterior of the old Northern Trust building on 701 Brickell Ave. 

The building was owned by Northern Trust until it was bought by Swire Properties for $64.1 million in July, 2013. Northern Trust moved their offices next door to 600 Brickell.

Swire has plans to turn the land into an 80 story mixed used building to be called One Brickell City Centre. This will be part of the second phase of construction for Swire, which is currently working on the first phase of Brickell City Centre and is expected to be completed by the end of 2015. 

Until the second phase of construction begins, Swire is using the old Northern Trust building as their sales offices with a sales center located on the ground floor of the building. 

As for what Swire is using the white fabric over the building for? Only time will tell.
