Margaritaville Hollywood Beach

Nearing completion in Hollywood Beach is Margaritaville. The 17 story resort with 349 rooms cost $175 million to build. 

On October 1, Margaritaville will begin taking reservations with a special nightly rate of $197.70. Jimmy Buffett himself visited the property last week.

Ivanhoe Cambridge has sold The Shops at Mary Brickell Village for $113.5 million, according to The Real Deal. The buyer is Rockpoint Group.

Located in the heart of Brickell, the 195,188 square foot shopping center was built in 2007  and it's tenants include Publix, Blue Martini, Brother Jimmy's and Doraku. Above the parking garage is the condo Nine at Mary Brickell Village, which recently opened earlier this year. 

Paraiso Bay Construction Updates

Paraiso Bay in Edgewater is currently on the 19th floor of construction on the 55 story building. Groundbreaking on the site began on July 2014. 

Last month, The Related Group had the groundbreaking of Paraiso Bayviews, which is apart of the Paraiso compound. Photos from the groundbreaking can be seen here.

In the Edgewater district of Miami, Biscayne Beach is getting taller and is currently on the 24th floor of construction. 

Since we last looked at the site in May, over 95% of the units were sold in the building.

Construction is expected to be completed in the end of 2016.

FAA Limit Height For Tall Buildings In Miami

The FAA has told Miami developers to limit the height of their buildings and disapproved of upcoming projects over 500 feet, according to the Daily Business Review.

Projects such as Auberge in Downtown Miami and One Brickell were "presumed to be a hazard to air navigation." The FAA suggested a height of 465 feet from 877 feet for Auberge and 449 feet from 646 for One Brickell. 

Florida East Coast Realty proposed tower at 1201 Brickell Bay Dr. has an FAA suggestion of 484 feet down from 995 feet. 

Developers have the option to request 60 days for the FAA to conduct further studies that would be open to public comment and take another 120 days, according to the SFBJ.

A new seawall has been built and dredging of 13 acres of Biscayne Bay continues in order to create a harbor for mega yachts, according to Miami Today.

The 6.5 acre land on Watson Island is city owned, but the project was approved by voters back in 2001. However, delays kept pushing back the project for years. 

Island Gardens will have residential units, two hotels, 12 - 15 restaurants, shopping mall and 100 foot public promenade along with the harbor for the yachts.
