Virginia Key Marina Expansion Goes Back For Re-Bid

After three bids were submitted for a Virginia Key Marina expansion in February, the bidding process will now start over, according to The Miami Herald. 

City Commissioners voted to reject the bids and write new guidelines for the project that do not exceed the original 2010 master plan.

What Is ASRR Capital Ltd. Planning For Edgewater Site?

In December 2015, 17th & Second Ave Properties Corp controlled by Enrique Manhard and Vivane Sasson de Manhard purchased almost a block of land in the Edgewater district from NE 2nd Ave and NE 2nd CT and between NE 17th Terrance and NE 18th St.

The site was then sold to ASRR Capital Ltd., led by Alex Sapir and Rotem Rosen in February 2016 for $33 million. Since the land was purchased, a church built in 1945 and a three story building built in 1924 have been demolished. 

The S&S Diner received an eviction notice and is supposed to be out of the building by today.

ASRR Capital Ltd. has not revealed what they plan to do with the site, but they partnered with investors CNMB International and G-Resources Group for a 67 percent interest in the project.

Across the street from the site, a Vib Hotel was planned on a 7.4 acre land and scheduled to break ground in 2015, but no activity has occurred on the land.

Update - S&S Diner is allowed to stay in business until the court decides if the their lease extension is valid.

3 Miami Central has reached the 8th floor of the 12 story building. When we first looked at the site in March, the office building was just starting to go vertical.

The building will have 90,000 square feet of office space available, 35,000 square feet of retail and 1,100 parking spaces. 

3 Miami Central will be completed in 2017.

Kawa Capital Management has paid $43 million for the Holiday Inn in Downtown Miami, according to SFBJ. 

The sale included a lease buyback by the seller with both parties obtaining financing.

The site was last purchased in November 2015  by developer Gilberto Bomeny with plans to build a 77 story mixed used tower called ITC Miami and was designed by Arquitectonica.

The condo Canvas located in the Arts & Entertainment district in Miami recently had their foundation pour and two cranes have been added to the site.

Construction is starting to go vertical on the 37 story tower.

Melo Group To Break Ground Soon On Square Station

Melo Group recently announced the tower Square Station located at 1424 Northeast Miami Place in the Arts & Entertainment district of Miami. 

Square Station will have 34 floors with 710 residential units and 15,000 square feet of commercial space. Prices will range from $1,600 for a one bedroom to $2,500 for a three bedroom

Melo Group just signed a utilities deal for the site and ground breaking is expected to begin before the end of the month.

The nearby Melody Tower just recently opened and Melo Group is also building the under construction Sushi Samba along the Miami River.

Construction is progressing on the 7 acre Ritz-Carlton Residences Miami Beach since we last looked at the project in December 2015. 

Converting the shell of the old Miami Heart Institute is mostly complete and the windows of the units are starting to be installed on the building. Construction began in May 2014.
