Park Grove Construction Updates

Construction in Coconut Grove

After announcing Park Grove in the Summer of 2014, and starting construction earlier this year, work on the foundation is still taking place. Most of the parking has been removed and the Coconut Grove Bank will remain in operation while the work is done in phases.

Park Grove is being developed by Terra Group and Related Group that will consist of three residential towers and 300 units. Rem Koolhaas is the architect.

A plan called Riverside Wharf has been proposed that would revitalize the east side of the Miami River near I-95, according to Miami Today. 

Riverside Wharf LLC- headed by Alex Manteca and Luis Garcia, would lease city land between 236-298 SW North River Drive and develop a series of restaurants and fish market on the sites. The 58,000 square foot Riverside Wharf would cost $30 million. Part of the proposal would be to make improvements to the riverbank and extend the public walkway. The plan is supported by Miami city commissioners and the Miami River Commission and will go to a vote today. A referendum will be scheduled for March 2016.

Recently, projects such as the condo Flagler on the River and the nearly completed East Coast Building have given a boost to development in the area. A building that would house a SushiSamba and Duck & Waffle was also proposed on the old East Coast Fisheries site last year.

Update: Miami City Commissioners have approved the project and it is headed for a referendum in March 2016.

Related Group Purchases Land In Wynwood

Related Group has made its first purchase in Wynwood by partnering with Block Capital Group, according to The Real Deal. 

Both Related Group and Block Capital Group each paid $5.25 million for 52,500 square feet  of land between NW 26th Street and NW 27th Street.

Recent zoning changes allow for denser residential developments in Wynwood on 205 acres.

Combining art and luxury real estate, the discussion was held to help brokers tap into the tight-knit art community. The conversation was led by Cathy Leff, former director of The Wolfsonian and president of Leff Initiatives; Michael Donnell, founder of WMS Ventures; and Susanne Birbragher, president of Liaisons Corporation. Some of Miami’s top brokers were also in attendance. In addition to learning tips of the trade, guests were also privy to renderings and scale models of the property. 

MLS Approves Overtown Stadium Site

On Saturday, Major League Soccer approved of the Overtown location for David Beckham's expansion team.

The site located at 650 NW 8th Street will be combined with a block South of that location that will be sold by Miami-Dade County totaling 2.79 acres.

Beckham and his group previously looked at stadium locations on The Port of Miami and Downtown Miami's Museum Park.

Almost Entire Block Purchased In Edgewater

Nearly an entire block has been purchased in Edgewater between NE 2nd Ave and NE 2nd CT, according to The Next Miami. 

7 of the lots on the block were purchased in June 2012 for $1,375,000 and the church on the corner of NE 2nd CT and NE 18TH St was purchased for $2.4 million in May of this year. The buyer is 17th & Second Ave Properties Corp, which is controlled by Enrique Manhard and Vivane Sasson de Manhard. 

The total square footage of all the lots is 60,375 square feet excluding the Padel Courts on the Southwest corner of the block, which haven't been purchased yet.

The Vib Hotel is planned on being built across the street and was purchased for $64 million earlier this year.
