Demolition at Biscayne 27

Demolition has begun at Biscayne 27 (the former Ion Edgewater site) in Edgewater. Workers have begun clearing the land and are in the process of demolishing all of the houses on the site. Most of the houses were built in the 1920's and were currently used as multi-unit apartment rentals. 

Located at 2701 Biscayne Boulevard, Biscayne 27 will be 8 stories and have 330 apartment units. There will also be 9,537 of retail space, 396 parking spaces and courtyard with pool. The building was designed by Corwil Architects.

The 2.2 acre site was purchased by Richman Group for $30 million. 

Construction on Biscayne 27 should begin before the end of the year.

Fortune May Purchase Marlborough House For 40M

Marlborough House on Miami Beach

Fortune International Group may be positioning to purchase the Marlborough House on Miami Beach for $39.9 million, according to SFBJ. 

The 13 story building was built in 1963 and sits on 43,000 square foot oceanfront land. A buyout of the 110 units would amount to $363,000 per unit. 

Fortune International Group is developing the under construction Jade Signature on Sunny Isles Beach.

32,000 Square Foot West Flagler Street Site For Sale

200 West Flagler St. in Downtown Miami

A 32,200 square foot assemblage is listed for sale at 200 West Flagler St, according to The Real Deal. 

The site is zoned for 36 stories be can be raised to 48 stories as apart of Miami 21 and allow up to 315 residential units.

There is no list price, but the site is expected to fetch between $15-$32 million.

Southeast Financial Center For Sale In Downtown Miami

Southeast Financial Center

The Southeast Financial Center in Downtown Miami is for sale with a value of $500 million.

The 55 story building at 200 South Biscayne Boulevard is the second tallest building in Miami after the Four Seasons. It was built in 1984 and was designed by Skidmore, Owings & Merrill.

Tenants include Goldman Sachs, Morgan Stanley and Merrill Lynch.

The nearby Miami Tower recently sold for $220 million.

Construction on Muse Residences

Muse Residences, located at 17141 Collins Avenue in Sunny Isles Beach is under construction and has reached the 18th floor.

The project broke ground in September 2015 and is expected to be completed in 2018.

Muse Residences will rise 47 stories and have 68 residential units. The project will have bedrooms ranging from 2 - 5, starting at 2,360 square feet all the way to to 5,800 square feet for the two floor penthouse unit.

Property Markets Group along with S2 Development is developing Muse Residences and was designed by Carlos Ott along with Sieger Suarez.

PMG is also currently building Echo Brickell.

Jade Signature has reached the 43rd floor of construction of the 57 story luxury condominium in Sunny Isles Beach. 

Almost a year ago, Jade Signature was starting to go vertical and was on the 3rd floor. 

The windows and glass balconies are being installed on the lower floors while the tower continues to rise. Painting of the exterior is also being done to the exterior units.
