Crescent Heights developer Russell Galbut has proposed building a new $300 million courthouse, designed by architect Kobi Karp, on a surface parking lot at 54 W. Flagler St in exchange for the existing courthouse at 73 E. Flagler St., according to The Miami Herald. 

By building a new $300 million courthouse, Miami-Dade would pay Crescent Heights $18 million a year in rent over the course of a 99 year lease. In exchange, Crescent Heights would redevelop the existing courthouse, built in 1928, and turn it into high end offices with shops and restaurants on the ground floor.

In November 2014, voters rejected a tax increase of $390 million to help fund a new courthouse.

Previously in April 2016, Crescent Heights proposed building two 43 story towers with 391 residential units on the 54 W. Flagler St lot.

The Miami Herald is reporting that Hyatt Hotel Corp. and the City of Miami are in talks to build a new Hyatt Hotel and convention center located next the Brickell Avenue Bridge next to the Northern edge of the Miami River at 400 SE 2nd Ave.

The 612 room Hyatt Regency Hotel and James L. Knight Convention center were built in 1982 and designed by the firm Ferendino Grafton Spillis Candela on a 4.5 acre site at a cost of $110 million.

Hyatt has 12 months to come up with a master plan for the new hotel and convention center. Hyatt's existing lease expires in six years with a 45 year renew option. If a new plan is approved, a new 99 year lease would begin. 

If the new plan is approved by Miami Commissioners, a citywide voter referendum will still need to be required to go ahead.

Genting's Hotel Over Omni Station Approved

A month ago, Genting proposed a 300 room hotel over the Omni Station bus terminal and those plans have been approved with a deal by Miami-Dade Commissioners. 

The 90 year lease includes renovating the bus terminal for $16 million and paying Miami-Dade County $10 million before it can begin work on the 36 story hotel. 

Genting has been lobbying for a casino on the site for years after purchasing 14 acres of land, including the old Miami Herald Building site, for $236 million.

A Look At The 3 Miami Central Construction

Since we last looked at 3 Miami Central at the end of January, all the glass has been installed on the office levels. The outside paneling, which has a design, is being installed on the West side of the building over the parking garage. 

3 Miami Central is part of the Miami Central Station and complex that will begin service to Fort Lauderdale and West Palm Beach this Summer.

Biscayne Beach To Begin Closings This Week

Biscayne Beach is expected to begin closings on the 51 story condo in Edgewater this week, according to Miami Condo Investments. 

Groundbreaking on Biscayne Beach began in April 2014 and topped off in May 2016. The project is developed by GTIS Partners and Eastview Development. WHLC Architecture is the architect.

The 24 story Indigo Hotel Brickell topped out in January and now the windows are starting to go up on the building.

With 230 hotel rooms the project broke ground in October 2015.

The 60 story Paramount Miami Worldcenter is continuing to rise since we last looked in February.

Groundbreaking began in March 2016 and started going vertical in November 2016.
