Miami Commissioners Vote Flagstone In Default Of Contract

On May 30th, 2017, Miami Commissioners, after a four hour meeting voted developer Flagstone Property Group in default of contract by a vote of 5-0. 

Back in 2001, voters approved of a $1 billion mega complex on Watson Island called Island Gardens that would have a residential tower, two hotels and retail. Included in the agreement was that Flagstone would pay the City of Miami rent of $2 million a year.

Sixteen years have gone by and two construction booms in the City of Miami, the only work that has been done was the construction of a deep harbor marina for super yachts that was completed January 2016. A restaurant called Deck at Island Gardens opened in 2015, but was supposedly operating under illegal permitting.  

Flagstone Property Group had a deadline of May 1 to start construction on a parking garage and retail center of Island Gardens, but necessary permits were not filed in time leading to the special commissoners hearing on May 30th.

By voting in default of contract, the City of Miami will assume all control of the Island Gardens site and Flagstone Property Group will most likely file a lawsuit over breach of contract.

The 31 story rental apartment Vice in Downtown Miami has currently reached the 29th floor of construction and is only two floors away from topping out.

The parking garage is almost leveled off and on top will be the swimming pool.

Construction began in June 2016 and is expected to be completed in 2018.

Since topping off in February, both cranes have been removed from Midtown 29 and the glass is continuing to be installed on the building. 

With 309 rental units, Midtown 29 will be completed by early 2018.

Hyde Midtown Construction Progress

When we last looked at Hyde Midtown, the 32 story just topped out.

With 410 residential units and 60 hotel rooms, Hyde Midtown is expected to be completed before the end of the year.

New Office Called 110 10th Coming Miami Worldcenter

A new 45 story Class A office tower is coming to Downtown Miami called 110 10th and located at 110 NE 10th St. 

With 600,000 square feet of office space, the tower will be developed by Hines and designed by architect firm Pickard Chilton Associates. It will also feature three outdoor/indoor terraces. 

110 10th will be next to the under construction 60 story Paramount Miami Worldcenter.

Construction is expected to begin second quarter 2018. 

International Inn On The Bay May Get Historic Designation

The International Inn on the Bay at 2301 Normandy Drive in North Miami Beach may get historic designation from the Miami Beach Historic Preservation Board. 

With a double height glass lobby, the International Inn on the Bay was built in 1956 and designed by Melvin Grossman. 

Current zoning allows for a 50 story building with up to 51 residential units.
