The 53 story Aria on the Bay is getting closer to completion and is expected to received its certificate of occupancy in March.

Developed by Melo Group, Aria on the Bay is 90% sold with 648 residential units. 

Music producer Timbaland recently bought two combined units for $4 million with more than 4700 square feet of interior space and 1300 square feet of outdoor space.

Former INS Building To Be Redeveloped Into Triton Center - Receives $26M Loan

Fullview Group has received a $26 million financing loan to redevelop a 1.4 acre site including the former INS building, according to The Real Deal. 

The 12 story building located at 7880 Biscayne Boulevard was built in 1962 and designed by Steward & Skinner Associates. It was originally called the Gulf American Corporation Building and used as the headquarters for Gulf American Corporation. The building is known for its vertical gold anodized screens that line the front of the windows and was once lit at night. The original design had a digital sign across the top of the building that displayed the news. 

The U.S. Immigration and Naturalization Service (INS) eventually took over the building in the 80's before finally vacating in 2008.

Florida Fullview Immigration Building LLC paid $12.5 million for the land and property in 2013. They plan on building the Triton Center, which includes redeveloping the INS Building into a 135 room Hilton Garden Inn and building three new buildings with 325 apartment units, 585 parking spaces and 25,000 square feet of commercial space. Architect firm Stantec is designing the project.

The 24 story Maizon at Brickell is now going vertical in West Brickell.

With 262 rental units, Maizon at Brickell was approved by Miami's Urban Development Review Board in October 2016 and demolition of the houses on the site began in June 2017. 

Maizon at Brickell is being developed by ZOM Living and designed by MSA Architects.

Previously called Vice, the 31 story X Miami has made much progress since we last looked at the project in October 2016.

Much of the exterior of the building has been painted with painting starting on the South side of the parking garage. The landscaping has been added to the amenities deck over the parking garage.

On the East side of the site, construction is almost completed on the outer shell of the sales center for 300 Biscayne. 300 Biscayne will be an 88 story condo rising 1,041 feet.

X Miami is expected to be completed in the Fall 2018.

Paramount Miami Worldcenter

Paramount Miami Worldcenter has reached the 36th floor of construction of the 60 story building after previously being on the 27th floor in November 2017.

Miami Worldcenter Associates filed plans that will go under review with Miami's Urban Development Review board on January 17th that will include new exterior changes.

Since going vertical in November 2017, the North tower at Park Lines Residences continues to rise at MiamiCentral. The North tower will rise 30 stories while the South Tower will be slightly higher at 33 stories. 

Park Lines lobby, residential units and amenities will be designed by Stantec.

Construction is expected to be completed in 2019.

7th Street Apartments has reached the 42nd floor and is only 1 floor away from top off.

When we last looked in November 2017, the rental tower was on the 34th floor.

With 450 rental units, the tower is expected to be completed by Fall 2018.
